Fix & flip profit calculator
Enter the deal and the financing. The calculator sizes the loan the way lenders do (lesser of LTC and ARV caps), then computes carry, selling costs and your return on actual cash deployed.
Profit
- Loan amount (lesser of LTC / ARV cap)
- Cash to close (down payment)
- Interest carry
- Points
- Holding costs
- Selling + closing costs
- All-in cost
- ROI on cash deployed
- Annualized return
- 70%-rule max offer
Reading the numbers
Cash deployed is your down payment plus points, interest, holding and closing costs — the money actually out of pocket. ROI divides profit by that figure; annualized return scales it to a year so a 7-month flip can be compared with other uses of capital. If the loan amount shows the ARV cap binding (loan < LTC × cost), the lender is signaling the purchase price is high relative to finished value. Compare against the 70%-rule max offer.
